LAKE HAVASU CITY – If there were any lingering impacts from COVID-19 and the immediate post-COVID 19 era on Lake Havasu City’s real estate market, it would be difficult for one to tell.
“We never really had much of a drop-off, said Phil Annett, president of the Lake Havasu Association of Realtors. It’s taken about four years from the supercharged interest of homebuyers during the pandemic to get back to what is a normal pace for the unique tourist and retirement community, he added.
And Annett sees Havasu’s market continuing on a positive trend.
“More things are happening,” Annett said. “Closings are up in the last 30 days.”
The average sell price of a single-family Lake Havasu City home this past December was $618,416, up from $554,175 in December 2024, according to the Lake Havasu Association of Realtors The median sell price was $480,000, down from $484,500 in December 2024. By comparison, the median sell price this past November is higher at $537,000 compared to $525,000 for the same month in 2024.
Sales have increased the last 10 to 14 months, Annett said.
Also, there were more total active listings on the market for single-family homes this December and November compared to 2024. In December, there were 668 single-family home listings compared to 549 the previous year. In November, there were 710 listings compared to 587 the previous year.
“There’s no shortage of buyers for homes in our area,” Annett said.
Typically, single-family homes have been on the market for 44 or 45 days in Havasu in the last 18 months, Annett said. A 45-to-60-day range is the sign of a good balanced market, he said, adding that 90 to 120 days on the market would be more of a buyer’s market.
Buying habits of winter visitors and/or retirees isn’t any one size fits all pattern of behavior.
Some who plan out their home purchase more are looking in the summer, early fall and could potentially be making their purchase by the end of January, Annett said. The last-minute buyers look for their home when they get here for their seasonal visit, he said.
Who those winter visitors are and how much money they have to spend varies wildly, Annett said.
Those winter visitors and tourists are here now with Havasu packed with people enjoying comfortable weather conditions, a variety of events and activities on the lake and in the desert.
