Kingman Council approves one of city’s largest commercial rezones

KINGMAN, Ariz. – The Kingman City Council has approved one of the largest commercial rezones in recent years, paving the way for future economic development surrounding the planned Flying Fortress interchange.

Approved on May 19, Ordinance No. 1997 rezones the project from a mix of residential, community commercial, and recreational open space zoning to C-3 (Commercial: Service Business). The project encompasses approximately 155 acres at the northeast corner of Louise Avenue and Flying Fortress, immediately adjacent to the future Interstate 40 Flying Fortress interchange.

The approval represents a major milestone in the city’s long-term economic development strategy. The site, which has remained vacant, is positioned to become a regional commercial destination that will capitalize on the future interchange by attracting new businesses, creating jobs, and expanding commercial services for Kingman residents and travelers alike.

“This approval positions Kingman for the next phase of commercial growth along Interstate 40,” said Mayor Ken Watkins. “By establishing commercial zoning now, the city is preparing this area to take advantage of the future Flying Fortress interchange and the economic opportunities it will bring.”

The property was originally annexed by the city in 2010 and 2011 in anticipation of future transportation improvements and commercial development. As planning for the Flying Fortress interchange has advanced, the vision for the property has evolved from a mix of residential and commercial uses to a regional commercial center that better reflects the area’s strategic location and long-term growth potential. City planning staff determined the rezone is consistent with the Kingman 2040 General Plan and will support organized growth, expanded employment opportunities, and improved access to goods and services.

The Planning and Zoning Commission unanimously recommended approval of the rezone prior to City Council consideration, and city staff reported no opposition from reviewing agencies.

The approval is expected to help attract future commercial investment, strengthen Kingman’s economic base, and support development surrounding one of the city’s most significant future transportation projects.
