As your Mohave County Treasurer, I would like to address a concern that primarily affects our new home buyers.
Mohave County property tax bills are based on a calendar year (January 1 – December 31) with the first installment due October 1; taxes may be paid in two installments if the bill exceeds $100. The first installment is due October 1 and delinquent November 1. The second installment is due March 1 and delinquent May 1. Tax bills less than $100 are delinquent if not paid by December 31.
The Treasurer’s office receives an electronic file from the Assessor’s office in early August of each year that contains the property valuation, classification and the owners’ mailing address. There is a mid-July cut-off for address/owner updates so the data file can be completed by the Assessor and submitted to the Treasurer’s office in a timely manner.
Depending on the volume of real estate transactions, this can mean that new property owners who closed their purchase in June or later may not receive the September tax statement. If the taxes were not paid through escrow, then they will become delinquent in November and the first notice the new property owner receives is the June delinquency notice. Unfortunately, that means the bill is delinquent and interest and fees are levied against the account. Arizona revised statutes do not give the treasurer legal authority to waive the fees, penalties, or interest. This affects less than 1% of our new home buyers but everyone should be aware.
If you do not receive a property tax statement in late September, please visit our website for an electronic copy and submit your payment prior to the delinquent deadline to avoid assessment of delinquent fees and interest.
Property owners (new and old) can check to verify their tax bill has been paid by using the Treasurer’s website mohave.gov or by calling our office at 928-753-0737.
The Treasurer’s office is open from 8:00 a.m. to 5:00 p.m. Monday through Friday. Property taxes can be paid online, by mail, in-person at Kingman’s Mohave County Administration building or by phone by calling Point & Pay at (855) 814-6451. I would be remiss if I didn’t honor this month as it commemorates the adoption of the Declaration of Independence by Congress on July 4th, 1776. This Independence Day, as we enjoy fireworks, barbecues, picnics, parades and our precious family and friends, remember there were hard-fought struggles and sacrifices made by our founding fathers and countless others in their pursuit of freedom.
