Some 52 acres set for development along Colorado River

Don Laughlin plans a mix of development on a 52-acre parcel south of the Colorado River bridge that bears his name. The Bullhead City Council last week approved rezoning for “The Residences at Riverside” project that will feature residential and commercial development in place of brush along the river.

“The applicant proposes to build four-story condominiums above a parking garage level along the river’s edge and commercial buildings along Highway 95,” Planning Manager Johnny Loera told council members. “Both the residential and commercial uses are proposed to be built in four phases beginning on the north end of the property with two condominium clusters, an office and three model residences.”

Loera said the project’s north end will be near Airport Center Drive. Plans call for construction of 68 residences in phase one and 293 by project completion. 

Project architect Ignacio Gonzalez said most of the condominiums will be two-bedroom units, but some will be configured with one or three bedrooms. He said condominium amenities will include common exercise areas, swimming pools and community rooms.

Gonzalez said medical services, an art center and typical retail and restaurant outlets will be part of the commercial mix. And he said there are plans for a couple of marinas in final project phases.

City Manager Toby Cotter told Council members that the property is ideal for the proposed development.

“This project is exciting. It fits in with the redevelopment that you all have been working on here for many, many years,” Cotter said. “It fits in with our redevelopment of that area from First to Seventh Streets and all the work we’ve seen at Section 12 and Community Park. This really hits that north side of town just south of the bridge.”
